PropShare Capital has launched its second commercial real estate fund

PropShare Capital, an online real estate platform, has launched its second real estate fund, PropShare Real Estate Fund II (PREF II), as part of its alternative investment fund (AIF) strategy. PREF II, a category-II AIF, aims to raise 500 crore with a 200 crore greenshoe option. The fund plans to invest in finished Class A rent-generating commercial properties leased to multinational and blue-chip tenants, primarily in India's creativity groups. PropShare Capital's previous fund, PREF I, which opened in March 2021, aimed at 700 crores but only raised 75 crores. The company invested in four commercial premises in Bangalore and Mumbai through PREF I, all of which are leased to significant enterprises such as LG, Tata Finance, and 24/7 AI.

"The current high inflation and high-interest-rate environment has increased yields on all asset classes, including commercial real estate", says Kunal Moktan, CEO and Co-Founder of PropShare Capital. Since returns are inversely proportionate to asset prices, high-quality Class A offices are now available at bargain prices. This has created a once-in-a-lifetime opportunity for opportunistic investors to acquire quality Class A assets at above-market returns. Institutional investors, family offices, high net-worth individuals (HNIs), and resident and non-resident Indians will be among the fund's limited partners.

Westbridge Capital, LightSpeed Venture Partners, Pravega, and BEENEXT are among the noteworthy investors in PropShare Capital. In June 2022, the company received $47 million in a Series B investment round headed by WestBridge Capital. Kunal Moktan and Hashim Khan created PropShare Capital in 2016 to simplify real estate investment by giving access to institutional-grade properties with competitive rental yields and returns. The platform manages user sourcing, due diligence, property administration, and sales, easing the process of owning, managing, and selling commercial real estate.
