Modulus Housing Raises Rs 70 Crore in to Accelerate Modular Infrastructure Growth

Modulus Housing, a Chennai-based proptech startup specializing in modular construction, has raised Rs 70 crore ($7.83 million) in its Series A round. The funding was led by Kalaari Capital, Hero, and Samarthya, with participation from SVAS, Sigma, Zetwerk founder Srinath, Sanjiv Rangrass, and other investors. This marks the company’s first institutional funding round.
Founded in 2018 by Shreeram Ravichandran and P. Gobinath, Modulus Housing builds factory-made modular structures using a cloud manufacturing network of partner factories. Its proprietary product suite enables faster, scalable construction for low-rise infrastructure projects.
The company said it has been profitable to date, recording cumulative revenue of over Rs 200 crore. In FY24, its operating revenue rose 38% to Rs 54 crore, up from Rs 39 crore the previous year. The startup did not reveal its FY25 figures.

The fresh capital will be used to expand Modulus Housing’s presence across India and select global markets. The company also plans to invest in advanced research and development, develop a next-generation concrete modular system, and scale its cloud manufacturing capabilities. Additionally, it aims to strengthen its green concrete technology for distributed infrastructure applications.
Modulus Housing has delivered more than 1,500 buildings across 21 Indian states and parts of Africa. Its projects include modular hospitals, schools, cold storage units, site offices, and various distributed infrastructure solutions. With the new funding, the startup plans to ramp up operations both domestically and in emerging international markets.
